These terms are between you and Creative Home Buying Experts, a family-owned real estate buyer operating in the Kansas City metro across Missouri and Kansas. By using this website or submitting a form on it, you agree to these terms. If you do not agree with them, please do not use the site.
2. Nothing on this site is an offer
Everything here, including any prices, ranges, benefits or examples, is general information about how we work. It is not an offer to buy any property, and it is not a promise of any particular price.
An actual offer only exists after we have spoken with you about your specific property, and it is given to you directly and put into a written purchase agreement. That written agreement, not this website, governs any transaction between us. If anything on this site ever conflicts with what is in your signed contract, the contract controls.

3. We are a buyer, not your agent

4. The Straight Answer Guarantee

Those published conditions, and the version of them in effect when we made you an offer, are what apply. Summaries of the guarantee elsewhere on this site or in our mail are shorthand, not the terms.

We try to keep this site accurate and current, including the areas we buy in. We do not promise it is free of errors or always up to date, and information here may change without notice. If something here matters to your decision, ask us to confirm it rather than relying on the page.
6. Your use of the site
You agree not to use this site to break the law, to interfere with how it works, to submit information about a property you have no connection to, or to submit somebody else's contact details without their permission. The content, text, images and design on this site belong to us, and you may not copy or republish them for your own commercial use without our written permission.

We sometimes link to other websites or resources we think are useful. We do not control them and we are not responsible for their content or their privacy practices.
8. SMS program terms
Creative Home Buying Experts Alerts is our SMS communication service, through which you may receive transactional, promotional, and account-related messages, such as appointment reminders, service notifications, and special offers.
You can opt out of receiving SMS messages at any time by replying "STOP" to any message. Once you opt out, SMS communications from us will cease. To rejoin the program, simply text "START" to the same number or sign up again as you originally did. For help at any time, reply "HELP" to a message or email us directly.
Please be aware that mobile carriers are not responsible for delayed or undelivered messages. Message and data rates may apply depending on your mobile service plan, so please consult your wireless carrier for details.

Where a transaction concerns property located in Kansas, the laws of Kansas govern that transaction. Nothing here waives any right you have under the consumer protection laws of the state you live in.

We may update these terms, and the new version takes effect when it is posted here with a new effective date. If we make a change, the version in effect at the time we made you an offer is the one that applies to that offer.
